Residential investment properties

We buy, sell, and finance residential investment properties, primarily in the Kansas City metro area, although we will consider other areas on a case-by-case basis.

Buying and selling

Because we act as principals, not brokers, we can move quickly to secure a deal, finance it or pay cash, and execute. Our team has successfully completed almost 100 transactions in the last few years. Our success comes from accurately identifying the right deals according to disciplined criteria in the Kansas City market.

For flips:

  • Single Family Residences (SFRs) primarily
  • At least 3 bedrooms
  • At least 1,000 sq.ft.
  • ARV $120K-$300K
  • Rehab from light to very heavy; not afraid of severe foundation problems, mold, fire/water damage
  • Target profit margin on flips is $20K+
  • No raze and rebuild
  • Good school districts ideal but not required
  • Not on a busy street
  • No “war zones”
  • Must have clean title

For holds:

  • SFRs to 4-plexes — above average quality
  • At least 3 bedrooms (for SFRs)
  • 1.5+ baths
  • At least 1,000 sq.ft.
  • Rents >$1000
  • ARV $100K-$180K (for SFRs)
  • Target return is >15% cash-on-cash including all costs, property management, reserves, maintenance
  • Good schools ideal
  • Not on a busy street
  • No “war zones”
  • Neighborhood on long-term positive trend
